General Services & Security

How do you ensure the security of my keys? 

We take key-holding very seriously. Your keys are stored securely and are only used by us for scheduled visits or to grant access to pre-approved artisans. We never label keys with your property address, using a secure coding system instead.

 

What areas do you cover?

We primarily serve property owners across the South Charente and Charente-Maritime regions centering on areas within 1 hour from Guimps (16300) e.g Barbezieux-Saint-Hilaire, Jonzac, Cognac, Angoulême, Jarnac, Pons.  Our local presence allows us to be on-site quickly for routine visits or emergency call-outs.

 

Do I have to sign a long-term contract?

We offer both regular maintenance packages for year-round peace of mind and one-off services for specific projects (such as pool installation applications or property clearances). We can tailor our agreement to suit your specific needs.

 

Property Maintenance & Artisans

I don’t speak French. Can you help me deal with local tradespeople? 

Absolutely. As a French native with fluent English, I act as your bilingual liaison. I handle everything from requesting quotes to supervising work on-site, ensuring nothing is "lost in translation" and that your requirements are met exactly.

How do you select the artisans you recommend?

We only work with a vetted network of "pre-approved" local artisans. These are professionals we have worked with previously who have a proven track record of reliability, quality craftsmanship, and fair pricing.

Can you help with the paperwork for a new pool or renovation? 

Yes. We specialise in navigating French bureaucracy. We can manage the Déclaration Préalable (planning permission) process, ensuring all technical documents are correctly submitted to your local Mairie to give you the best chance of approval.

Arrival & Guest Services

What is included in a "Pre-Arrival" service? 

Our goal is for your holiday to start the moment you walk through the door. We can provide cleaning, air out the house, set the climate control, and can even stock your fridge. We can either work from your specific shopping list or collect a pre-ordered "Drive" grocery order.

Can you help me market my property for rentals? 

Yes. With my background as an Estate Agent and owner of a gite business, I can help you build a professional, bespoke website for your home. We also offer photography and aerial drone shots to ensure your property stands out on booking platforms.

Logistics & Utilities

How do you handle mail forwarding? 

During our regular visits, we collect all correspondence. We can scan urgent documents for you to view immediately or forward your physical mail to your primary residence. Postage costs are simply added to your monthly invoice at cost.

Why do I need you to take meter readings? 

French utility companies often rely on "estimated" bills, which can be inaccurate for second homes. We provide actual, verified readings to your suppliers to ensure you only pay for the energy and water you actually use.

What happens if there is an issue during a storm or a leak? 

We act as your eyes and ears on the ground. If we discover an issue during a visit, we document it immediately with photos, notify you, and can coordinate emergency repairs with local artisans to prevent further damage.

Can you advise on the local property market if I am looking to sell or upgrade? 

Yes. With over four years of experience as an Estate Agent in Charente, I can provide professional market valuations and strategic advice should you decide to sell your property or expand your portfolio in the region.
