Welcome to Parmon (parmon.co.uk). These Terms and Conditions outline the rules and regulations for the use of our services. By engaging our services, you accept these terms in full.

1. Services Provided
Parmon Property Management provides property oversight, key-holding, administration liaison, and minor maintenance services in the Charente and Charente-Maritime regions. The specific scope of work for each client will be outlined in a separate Service Agreement or via written confirmation (email).

2. Key-Holding & Property Access

Secure Storage: We agree to store your property keys securely and without identifying address tags.

Authorized Access: We will only use your keys for scheduled visits or to grant access to third-party artisans previously authorized by you.

Emergency Access: In the event of an emergency (e.g., flood, fire, or break-in), we will attempt to contact you immediately before entering the property or authorizing emergency repairs.
3. Third-Party Artisans & Contractors

Liaison Role: Parmon Property Management acts as a liaison between the client and local artisans. We do not personally guarantee the structural work of third-party contractors.

Contractual Relationship: Contracts for major works (plumbing, electrical, construction) are between the Client and the Artisan. We recommend that clients ensure all artisans hold a valid Assurance Décennale (ten-year insurance).

Recommendations: While we only recommend vetted artisans, the final choice of contractor remains with the Client.
4. Payments and Invoicing

Service Fees: Fees are charged according to our current rate card or as quoted for one-off projects.

Expenses: Costs for postage, grocery shopping, or materials purchased on the client's behalf will be added to the monthly invoice at cost.

Payment Terms: Invoices are issued monthly and are due for payment within 14 days of the invoice date via bank transfer.
5. Cancellations and Termination

Regular Contracts: Either party may terminate a recurring management agreement by providing 30 days' written notice.

One-off Services: Cancellations for scheduled one-off services (e.g., pre-arrival shopping or jet washing) must be made at least 48 hours in advance to avoid a cancellation fee.
6. Insurance and Liability

Professional Liability: Parmon Property Management maintains professional liability insurance for our specific management activities.

Homeowner Insurance: The Client is responsible for maintaining a valid "Non-Occupant Owner" insurance policy (Assurance PNO) for the property.

Limitations: We are not liable for property damage caused by extreme weather, "Acts of God," or the failure of third-party utility providers, provided we have performed our oversight duties with reasonable care.
7. Administrative Submissions (Planning)
While we strive to provide the best possible chance of approval for Mairie applications (e.g., pool installations), Parmon Property Management cannot guarantee the final decision of the local authorities.
8. Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of France. Any disputes relating to these terms will be subject to the exclusive jurisdiction of the courts in the region of the property's location.
